PROJECT OVERVIEW:
Completed in 2023, Casino Heights Estates is a luxury 10-storey residential development comprising 38 apartments in a secure, private estate environment. The
project reflects a blend of modern living and historical preservation, integrating the façade of the original Casino Cinema to retain the cultural identity of Yaba.
THE CHALLENGE:
The client required a premium residential building that delivered modern comforts while thoughtfully preserving a culturally symbolic structure. This meant achieving contemporary engineering quality that serves present-day residential needs without compromising the historic architectural elements on site.
THE HORATIO SOLUTION
Horatio constructed a 10-storey mixed-apartment building supported by robust engineering systems and efficient space planning. Our scope included structural works, MEP infrastructure, interior finishes and external works.

38 luxury units (2- and 3-bedroom apartments)
Gym, multipurpose hall and recreational areas
Dedicated water and sewage treatment plants
Ample parking within a secure gated estate
Integration of preserved historic façade
The design carefully retained and integrated the original Casino Cinema façade, maintaining historical significance while achieving modern functional standards

The workers’ village became the operational backbone of the Train 7 workforce, enabling workforce stability, improving site efficiency and supporting the successful execution of one of Nigeria’s most important industrial developments.
